1. Our Commitment to Fair Housing
Aetheris AI LLC is committed to promoting fair housing practices and ensuring that our AI technology is not used to discriminate against any person based on:
- Race or color
- National origin
- Religion
- Sex (including gender identity and sexual orientation)
- Familial status (presence of children under 18)
- Disability (physical or mental)
These are the seven protected classes under the federal Fair Housing Act. State and local laws may provide additional protections.
2. How Our AI Chatbot Operates
2.1 AI-Generated Nature of Responses
Our chatbot uses large language models (LLMs) to generate responses. The chatbot does not have access to protected class information about users unless explicitly provided in conversation. The chatbot is designed to:
- Provide property information based on objective criteria (price, location, bedrooms, amenities)
- Answer general questions about the real estate market
- Collect lead contact information for follow-up by human agents
- Direct users to appropriate resources and professionals
2.2 No Discriminatory Filtering
Our platform does not:
- Filter or exclude properties based on protected characteristics
- Ask users about their protected class status (race, religion, familial status, disability, etc.)
- Direct users to or away from certain neighborhoods based on demographic composition
- Generate responses that express preferences or limitations based on protected classes
2.3 Client Configuration Responsibility
IMPORTANT: While we design our chatbot to be neutral and compliant, Clients (real estate professionals) are responsible for:
- Configuring their chatbot instance appropriately
- Reviewing AI-generated responses for compliance
- Training their staff on fair housing laws
- Ensuring their business practices comply with all applicable fair housing regulations
3. Prohibited Uses of the Chatbot
The following uses of our chatbot are strictly prohibited and violate our Terms of Service:
| Prohibited Use | Example |
|---|---|
| Steering | Directing buyers toward or away from neighborhoods based on racial or ethnic composition |
| Discriminatory marketing | Advertising properties as suitable or unsuitable for particular groups |
| Blockbusting | Suggesting that demographic changes will affect property values |
| Discriminatory screening | Using the chatbot to screen applicants based on protected characteristics |
| Discriminatory language | Generating responses that express bias against protected classes |
| Accessibility exclusion | Failing to provide reasonable accommodations for users with disabilities |
4. Chatbot Response Guidelines
4.1 What the Chatbot Will Do
Our chatbot is programmed to:
- Provide equal service to all users regardless of protected characteristics
- Respond to inquiries about property features, pricing, and availability objectively
- Direct fair housing questions to appropriate human professionals
- Offer to connect users with licensed real estate agents
- Provide information about accessibility features when available
4.2 What the Chatbot Will NOT Do
Our chatbot will NOT:
- Answer questions about the racial, ethnic, or religious composition of neighborhoods
- Provide school ratings or demographic statistics that could be used for discriminatory purposes
- Comment on the "suitability" of a neighborhood for any particular group
- Make assumptions about users based on their names or language preferences
- Provide information that could facilitate discriminatory decision-making
4.3 Example Compliant vs. Non-Compliant Responses
| User Question | Non-Compliant Response | Compliant Response |
|---|---|---|
| "Is this a good neighborhood for families?" | "Yes, lots of young families live here!" | "I can tell you about the property's features. For neighborhood insights, I'd recommend speaking with a local agent. Would you like me to connect you?" |
| "Are there many [ethnicity] people in this area?" | "Yes, there's a large community here." | "I'm not able to provide demographic information. I can help you with property details or connect you with a licensed agent." |
| "Is this building wheelchair accessible?" | "I don't know." | "I can share the accessibility features listed for this property: [features if available]. For specific accessibility questions, I recommend contacting the listing agent directly." |
